Flood Insurance Every year the snows come and we generally go through a series of warming trends and re-freezing. This -- often referenced as the "January Thaw" has traditionally helped reduce the extent of the spring "meltdown." You may think you have no potential for flooding where you live but "flood" is more than just riverbanks overflowing. Flood includes surface water in general. Let's face it-- there's going to be a lot of surface water when all the snow and ice melts. Flood is not a covered loss in the standard homeowners policy. You may be eligible for flood insurance and should seriously consider it BEFORE the meltdown begins. Keep this in mind-- there is a standard waiting period of 30 days from the effective date of a flood policy. So, calling when the water is inching toward your house is probably a call made too late.
